After Closing

BUYER AFTER CLOSING RESOURCES

You Got the Keys — Now What?

WELCOME HOME. 🔑

Closing day is a huge milestone.

But getting the keys isn’t the end of the home-buying process.

It’s the beginning of:

HOMEOWNERSHIP.

Now there are utilities to set up, accounts to update, documents to save, property-tax information to review, maintenance to learn, HOA rules to understand and a new community to settle into.

I created this page specifically for my clients so you have one place to come back to whenever you find yourself asking:

“WHO DO I CALL FOR THIS?”

“WHERE DO I FIND THAT?”

“AM I SUPPOSED TO DO SOMETHING AFTER CLOSING?”

Bookmark this page.

You may not need everything today.

But eventually, you probably will.

FIRST THINGS FIRST

YOUR FIRST 48 HOURS AS A HOMEOWNER

Before worrying about decorations and furniture, take care of the basics.

☐ CONFIRM ALL UTILITIES ARE ACTIVE

☐ LOCATE YOUR MAIN WATER SHUTOFF

☐ LOCATE YOUR ELECTRICAL PANEL

☐ LOCATE YOUR GAS SHUTOFF, IF APPLICABLE

☐ FIND YOUR HVAC FILTERS

☐ FIND YOUR IRRIGATION CONTROLLER

☐ LOCATE YOUR WATER HEATER

☐ RESET GARAGE DOOR CODES/REMOTES

☐ REVIEW HOA ACCESS & RULES

☐ SAVE YOUR CLOSING DOCUMENTS

☐ SAVE YOUR HOME INSPECTION

☐ SAVE WARRANTY INFORMATION

☐ TAKE A DEEP BREATH

YOU’RE HOME.

SOUTHERN NEVADA UTILITY DIRECTORY

The utility company you need depends on your exact property address and jurisdiction.

A home with a:

“LAS VEGAS, NV”

mailing address does not necessarily mean every municipal service is provided by the City of Las Vegas.

ALWAYS VERIFY SERVICE BY YOUR EXACT ADDRESS.

LAS VEGAS

For many Las Vegas-area homeowners, your primary services may include:

⚡ ELECTRICITY — NV ENERGY

NV Energy provides electric service throughout much of Southern Nevada and allows residential customers to start service online.

Start NV Energy Service

🔥 NATURAL GAS — SOUTHWEST GAS

If your property has natural-gas service, Southwest Gas is the primary natural-gas utility serving the Las Vegas Valley.

Southwest Gas

Your home may use natural gas for:

Water heating.

Furnace.

Cooktop.

Fireplace.

Pool/spa heating.

Not every property has natural gas.

💧 WATER — LAS VEGAS VALLEY WATER DISTRICT

Many Las Vegas-area properties receive water through the Las Vegas Valley Water District.

Las Vegas Valley Water District

Remember to check your:

Watering group.

Seasonal watering schedule.

Irrigation system.

Water usage.

🗑️ TRASH & RECYCLING — REPUBLIC SERVICES

Republic Services provides trash and recycling service for many Las Vegas-area properties.

Republic Services

The City of Las Vegas itself currently directs new residents to NV Energy for electricity, Southwest Gas for gas, Republic Services for trash/recycling and LVVWD for water.

HENDERSON

Henderson operates some of its own municipal utilities, so don’t assume your setup is identical to Las Vegas.

⚡ ELECTRICITY — NV ENERGY

NV Energy

🔥 NATURAL GAS — SOUTHWEST GAS

For homes with gas service:

Southwest Gas

💧 WATER & SEWER — CITY OF HENDERSON

The City of Henderson provides municipal water and wastewater services.

Henderson Utility Services

The city’s current residential process allows customers to establish water/sewer service through its Customer Care Center, and new residential customers may be subject to a deposit.

🗑️ TRASH & RECYCLING

Trash arrangements can depend on the property’s service area and community.

Verify the provider using your exact Henderson address rather than assuming it is included with your water account.

NORTH LAS VEGAS

⚡ ELECTRICITY — NV ENERGY

NV Energy

🔥 NATURAL GAS — SOUTHWEST GAS

Southwest Gas

💧 WATER & SEWER — CITY OF NORTH LAS VEGAS

North Las Vegas operates municipal water and sewer services and provides an online process for establishing new residential utility service.

City of North Las Vegas

🗑️ TRASH & RECYCLING

Verify current trash and recycling service for your exact property through the City of North Las Vegas or the applicable provider.

BOULDER CITY

BOULDER CITY IS DIFFERENT.

Boulder City provides its residents with:

ELECTRICITY

WATER

SEWER

REFUSE COLLECTION

through the city itself.

That means you generally won’t establish electricity through NV Energy for a Boulder City property served by the municipal system.

Boulder City Utility Services

Boulder City also operates its own electric distribution system and receives much of its electricity from hydroelectric resources associated with Hoover Dam and Glen Canyon Dam.

NOT SURE WHICH UTILITY COMPANY SERVES YOUR HOME?

ASK ME.

Especially if you purchased in an unincorporated area of Clark County.

Places such as:

Enterprise.

Spring Valley.

Paradise.

Winchester.

Whitney.

Sunrise Manor.

may use a Las Vegas mailing address without actually being within City of Las Vegas jurisdiction.

Your exact property address matters more than the city printed on the envelope.

INTERNET & TV

Internet service is extremely address-specific.

Depending on the property, available providers may include companies such as:

Cox Communications

CenturyLink

Quantum Fiber

T-Mobile Home Internet

Verizon 5G Home Internet

Availability can vary from:

Community to community.

Street to street.

And sometimes:

HOUSE TO HOUSE.

Enter your exact address with each provider before choosing service.

YOUR FIRST WEEK

CHANGE OR REKEY YOUR LOCKS

If you purchased a resale property, consider rekeying the exterior locks.

You don’t necessarily know how many copies of old keys may exist.

Previous owner.

Family.

Housekeeper.

Contractor.

Neighbor.

Pet sitter.

YOUR HOME. YOUR KEYS.

RESET YOUR GARAGE DOOR

Don’t only collect the remotes.

Consider resetting or reprogramming the garage-door opener so old remotes and codes no longer provide access.

Save:

Model number.

Manual.

Emergency release information.

CHANGE YOUR HVAC FILTER

Even if the filter looks acceptable, replacing it gives you a clean starting point and establishes:

DAY ONE

for your maintenance schedule.

Write down the filter size or take a photo of it.

You’ll thank yourself later.

LEARN YOUR HVAC SYSTEM

In Southern Nevada:

YOUR A/C IS ONE OF THE MOST IMPORTANT SYSTEMS IN YOUR HOUSE.

Know:

How many HVAC units you have.

Approximate age.

Filter locations.

Thermostat operation.

Maintenance history.

Breaker location.

Warranty information.

DON’T WAIT FOR JULY TO DISCOVER YOU DON’T KNOW ANYTHING ABOUT YOUR A/C.

Consider scheduling routine HVAC maintenance before peak summer demand.

FIND YOUR MAIN WATER SHUTOFF

Do this:

BEFORE YOU HAVE A LEAK.

Not while water is spreading across your floor.

Every adult in the household should ideally know how to stop the home’s main water supply in an emergency.

FIND YOUR ELECTRICAL PANEL

Know:

Where it is.

How breakers are labeled.

Which breakers control important systems.

Don’t perform electrical work you’re not qualified to perform.

For electrical problems, use an appropriately licensed professional.

LEARN YOUR WATER HEATER

Know whether it is:

Gas.

Electric.

Tank.

Tankless.

Record:

Age.

Manufacturer.

Model.

Warranty.

CREATE YOUR “HOME INFORMATION” FOLDER

Whether physical or digital, create one location for:

CLOSING DOCUMENTS

RECORDED DEED INFORMATION

INSPECTION REPORT

APPRAISAL

HOMEOWNERS INSURANCE

HOA DOCUMENTS

SOLAR DOCUMENTS

HOME WARRANTY

BUILDER WARRANTY

APPLIANCE WARRANTIES

REPAIR RECEIPTS

CONTRACTOR INFORMATION

UTILITY INFORMATION.

YOUR HOUSE NOW HAS A PAPER TRAIL.

Keep it organized.

YOUR PROPERTY TAXES

Property taxes don’t disappear after closing.

Depending on your mortgage, they may be:

PAID THROUGH AN ESCROW ACCOUNT

or:

PAID DIRECTLY BY YOU.

Know which one applies.

NEVADA’S PRIMARY-RESIDENCE PROPERTY TAX CAP

This is something I specifically want my homeowners to understand.

Clark County explains that qualifying owner-occupied primary residences generally receive a property-tax abatement limiting annual increases in the tax bill to:

NO MORE THAN 3%.

Other properties are generally subject to a cap of up to:

8%.

IMPORTANT:

This does not mean:

“MY PROPERTY TAX RATE IS 3%.”

It is a cap on applicable annual increases in the tax bill.

CHECK YOUR TAX-CAP STATUS.

Clark County currently sends Tax Cap Abatement Notices to certain residential property owners following a purchase or ownership change.

The Assessor states that homeowners can correct an incorrect tax-cap status, and for the current 2026–2027 tax year the correction deadline is June 30, 2027.

Clark County Assessor — Tax Cap Information

Don’t automatically throw away mail from the Clark County Assessor.

Read it.

NEVADA HOMESTEAD DECLARATION

Another post-closing resource to know about is Nevada’s:

DECLARATION OF HOMESTEAD.

Clark County states that recording a qualifying Homestead Declaration can protect up to:

$605,000 OF EQUITY

in your principal residence from certain general creditor claims.

HOMESTEAD DOES NOT PROTECT YOU FROM EVERYTHING.

Clark County specifically identifies exceptions including obligations involving:

Mortgage/deed of trust.

Taxes.

IRS liens.

Mechanic’s liens.

Child support.

Alimony.

The current process generally involves:

Completing the declaration.

Signing before a notary.

Recording it with the Clark County Recorder.

Clark County Homestead Information & Form

This is a legal document.

I can point you toward the official resource, but I cannot tell you how to complete a legal document or provide legal advice.

NEW TO NEVADA?

If you relocated here from another state, you may still have some administrative work to do.

NEVADA DRIVER’S LICENSE & VEHICLE REGISTRATION

The Nevada DMV has a dedicated New Resident Guide covering:

Driver licensing.

Vehicle registration.

Nevada insurance.

Required documentation.

Residency.

Applicable inspections.

Nevada DMV New Resident Guide

Nevada requires a Nevada street address for a Nevada driver’s license, and certain people—including qualifying active-duty military members, spouses/dependents, temporary residents and out-of-state students—may be exempt from transferring an out-of-state license under the circumstances described by DMV.

GOOD ENERGY TIP

DON’T WAIT UNTIL THE LAST MINUTE TO DEAL WITH DMV.

Check:

What documents you need.

Whether your vehicle needs emissions testing.

Whether a VIN inspection applies.

Insurance requirements.

Appointment availability.

UPDATE YOUR ADDRESS

After moving, make sure your new address is updated where appropriate.

Think about:

USPS

BANKS

CREDIT CARDS

EMPLOYER

INSURANCE

DRIVER’S LICENSE

VEHICLE REGISTRATION

INVESTMENT ACCOUNTS

HEALTHCARE

SUBSCRIPTIONS

PROFESSIONAL LICENSES

BUSINESS RECORDS

PET MICROCHIP.

Moving your boxes doesn’t automatically move your records.

HOA HOMEOWNER?

If your new home has an HOA:

DON’T PUT THE HOA DOCUMENTS IN A DRAWER AND FORGET ABOUT THEM.

Learn:

HOW TO PAY YOUR HOA

WHEN PAYMENTS ARE DUE

WHETHER AUTOPAY IS AVAILABLE

GATE ACCESS

AMENITY ACCESS

PARKING RULES

TRASH RULES

PET RULES

LANDSCAPING REQUIREMENTS

ARCHITECTURAL APPROVAL PROCEDURES

RENTAL RESTRICTIONS

CONTACT INFORMATION.

BEFORE YOU CHANGE THE EXTERIOR OF YOUR HOME…

Check whether HOA approval is required.

That can potentially include:

Exterior paint.

Landscaping.

Patio covers.

Pergolas.

Pools.

Solar equipment.

Doors.

Windows.

Fences.

Security screens.

Other visible improvements.

ASK BEFORE YOU BUILD.

It’s much easier than trying to correct an unauthorized improvement afterward.

KEEP YOUR HOA CONTACT INFORMATION.

Save:

Management company.

Community manager.

Emergency number.

Website.

Account number.

Gate contact.

Architectural-review process.

WATERING & LANDSCAPING

Southern Nevada has seasonal watering restrictions.

Your permitted watering days can depend on:

Season.

Address.

Water provider.

Watering group.

LEARN YOUR ASSIGNED WATERING DAYS.

If you’re served by Las Vegas Valley Water District, check your address and current watering schedule through:

Las Vegas Valley Water District Watering Schedule

Don’t assume the irrigation schedule left by the previous owner is correct.

LEARN YOUR IRRIGATION CONTROLLER.

Know:

How to turn it off.

How to adjust days.

How to identify a leak.

Where irrigation valves are located.

CHECK FOR WATER LEAKS.

A surprisingly high water bill can sometimes point to:

Irrigation leaks.

Running toilets.

Pool autofill issues.

Broken valves.

Other plumbing issues.

Don’t ignore an unexplained spike.

POOL OWNER?

Welcome to one of the great Las Vegas backyard luxuries.

But your pool needs attention.

Learn:

PUMP

FILTER

VALVES

TIMER

HEATER, IF APPLICABLE

WATER LEVEL

CLEANING SCHEDULE

CHEMICAL MAINTENANCE.

If you’re hiring pool service:

Know what the service actually includes.

SAVE YOUR POOL EQUIPMENT INFORMATION.

Photograph:

Model numbers.

Serial numbers.

Equipment layout.

Valve positions.

Warranty information.

You may not need it today.

Eventually, you probably will.

SOLAR HOME?

If you purchased a property with solar:

Save all documentation involving:

OWNERSHIP

LOAN

LEASE

POWER PURCHASE AGREEMENT

WARRANTY

INSTALLER

EQUIPMENT

MONITORING APP

UTILITY INTERCONNECTION.

MAKE SURE YOU CAN ACTUALLY MONITOR YOUR SYSTEM.

If there’s an app or web portal, transfer the account and confirm that you can see:

Production.

System status.

Alerts.

Historical information.

SOLAR PANELS DO NOT MEAN:

“I DON’T HAVE AN ELECTRIC BILL.”

Depending on your system and utility arrangement, you may still have:

Utility charges.

Energy usage beyond production.

Solar financing.

Other costs.

Understand both sides.

HOME WARRANTY?

If your transaction included a home warranty, save:

Provider.

Policy number.

Coverage dates.

Service-call information.

Deductible/service fee.

Coverage limitations.

IMPORTANT:

HOME WARRANTY ≠ HOMEOWNERS INSURANCE.

They serve different purposes.

Understand what each one covers.

NEW CONSTRUCTION HOMEOWNER?

If you bought a new construction home:

YOUR BUILDER WARRANTY IS IMPORTANT.

Save:

Builder warranty contact.

Warranty portal login.

Coverage periods.

Emergency procedures.

Manufacturer warranties.

Closing documents.

DOCUMENT WARRANTY ITEMS.

If you notice an issue:

Take photographs.

Record the date.

Submit it through the builder’s designated warranty process.

Keep copies of communication.

DON’T WAIT UNTIL THE WARRANTY ENDS.

Consider reviewing the property again before major builder warranty periods expire.

Depending on the builder and warranty structure, some homeowners also choose to have an independent inspection performed before a significant warranty deadline.

CREATE A HOME MAINTENANCE CALENDAR

Homeownership becomes much easier when maintenance is:

PLANNED

instead of:

REACTIVE.

EVERY MONTH OR REGULARLY

Depending on your home and manufacturer recommendations:

☐ Check HVAC filters

☐ Look for plumbing leaks

☐ Check irrigation

☐ Review pool equipment

☐ Look for pest activity

☐ Review unusual utility usage

BEFORE SUMMER

☐ HVAC service

☐ Check irrigation

☐ Inspect exterior seals

☐ Prepare pool

☐ Review window coverings/shade

☐ Check outdoor equipment

DON’T WAIT FOR THE FIRST 110° DAY TO THINK ABOUT YOUR AIR CONDITIONER.

BEFORE WINTER

☐ Review heating system

☐ Check exterior plumbing/irrigation

☐ Adjust watering schedule

☐ Review weather-sensitive equipment

ANNUALLY

Depending on the property:

☐ HVAC maintenance

☐ Water-heater maintenance

☐ Roof review

☐ Plumbing review

☐ Pest inspection/service

☐ Pool equipment review

☐ Irrigation review

☐ Safety-device review

☐ Insurance review

☐ HOA budget/assessment review

☐ Property-tax review

BUILD YOUR CONTRACTOR LIST BEFORE YOU NEED IT.

Consider keeping contact information for:

HVAC

PLUMBER

ELECTRICIAN

HANDYMAN

LOCKSMITH

ROOFER

POOL SERVICE

PEST CONTROL

LANDSCAPING

APPLIANCE REPAIR

GARAGE DOOR

SOLAR COMPANY.

THE WORST TIME TO START RESEARCHING HVAC COMPANIES IS WHEN YOUR A/C STOPS WORKING AT 4 PM IN JULY.

ALWAYS VERIFY CONTRACTOR LICENSING WHEN REQUIRED.

Nevada homeowners can research contractor licensing through the:

Nevada State Contractors Board

Before hiring someone for significant work, verify:

Licensing where required.

Insurance.

Scope.

Written estimate.

Warranty.

Payment terms.

PROPERTY INSURANCE

Don’t forget about your homeowners insurance simply because the lender required it at closing.

Review it periodically.

Your situation can change.

You may add:

Pool.

Solar.

Renovation.

Valuable personal property.

Home office.

Other improvements.

Contact your insurance professional when appropriate.

KEEP A HOME INVENTORY.

Take photos or video of:

Furniture.

Electronics.

Jewelry.

Art.

Appliances.

Other valuable belongings.

Store the inventory somewhere secure that isn’t only inside the house.

It may be useful if you ever have an insurance claim.

PROTECT YOUR EMERGENCY FUND.

Closing is expensive.

Moving is expensive.

Furniture is expensive.

And suddenly every room looks like it:

“NEEDS SOMETHING.”

It doesn’t.

YOU DO NOT HAVE TO FURNISH THE ENTIRE HOUSE IN 30 DAYS.

Give yourself time.

GOOD ENERGY HOMEOWNER RULE

YOUR HOUSE DOESN’T NEED TO LOOK LIKE A MODEL HOME NEXT WEEK.

Build it slowly.

Make it yours.

Keep your reserves.

BE CAREFUL WITH NEW DEBT AFTER CLOSING.

Yes, the mortgage is closed.

But your financial life continues.

Before financing:

Furniture.

Pool.

Solar.

Car.

Major renovation.

consider how another monthly payment affects your overall budget.

YOUR FIRST MORTGAGE PAYMENT

Your first payment may not be due immediately after closing.

Your closing documents and mortgage servicer will tell you:

First payment date.

Amount.

Payment method.

Account information.

YOUR MORTGAGE MAY BE TRANSFERRED.

Don’t panic if you receive legitimate notice that your mortgage servicing is changing.

Mortgage servicing rights can be transferred.

But:

VERIFY BEFORE SENDING MONEY ANYWHERE.

Use official correspondence and trusted contact information.

Be cautious of scams.

IMPORTANT: YOU MAY RECEIVE A LOT OF MAIL AFTER CLOSING.

Some of it may look extremely official.

You may receive advertisements involving:

HOME WARRANTY

MORTGAGE PROTECTION

DEED COPIES

HOMESTEAD SERVICES

REFINANCING

SOLAR

SECURITY SYSTEMS.

Some companies obtain home-sale information from public records and market directly to new homeowners.

AN OFFICIAL-LOOKING ENVELOPE DOES NOT AUTOMATICALLY MEAN IT CAME FROM THE GOVERNMENT, YOUR LENDER OR ME.

If you’re unsure:

SEND IT TO ME.

I’ll help you identify what it appears to be and point you toward the appropriate official resource when possible.

DEED SCAMS & COPY SERVICES

You may receive solicitations offering to obtain a copy of your deed for a fee.

Before paying a private company, check directly with the Clark County Recorder.

Clark County Recorder

The Recorder provides official-record services and forms directly.

PROPERTY-TAX MAIL

Do not confuse:

CLARK COUNTY ASSESSOR

with:

CLARK COUNTY TREASURER.

Very generally:

ASSESSOR

deals with property assessment, records and tax-cap matters.

TREASURER

handles property-tax billing and collection.

Clark County Assessor

Clark County Treasurer

YOUR HOME VALUE WILL CHANGE.

You may see online estimates go:

Up.

Down.

Up again.

Don’t panic every time an automated website changes your estimated value.

Automated valuations don’t know everything about:

Your upgrades.

Condition.

Lot.

View.

Interior.

Specific competition.

Current buyer demand.

WANT TO KNOW WHAT YOUR HOME MAY ACTUALLY BE WORTH?

CALL ME.

You closed with me.

I’m not disappearing after closing.

If you want an updated real-estate review later, I can help you understand:

Recent comparable sales.

Current listings.

Neighborhood activity.

Potential equity.

Market conditions.

SAVE YOUR IMPROVEMENT RECEIPTS.

If you make significant improvements, keep records for:

Kitchen remodel.

Bathroom remodel.

HVAC.

Roof.

Windows.

Pool.

Solar.

Flooring.

Landscaping.

Electrical.

Plumbing.

Additions.

Other major improvements.

Those records can be helpful for:

Future resale.

Insurance.

Warranty.

Tax discussions with your tax professional.

BEFORE A MAJOR RENOVATION

Check:

HOA requirements.

Permits.

Contractor licensing.

Property boundaries.

Utility locations.

Applicable municipal requirements.

Don’t assume:

“IT’S MY HOUSE, SO I CAN DO WHATEVER I WANT.”

Ownership still comes with:

Building codes.

HOA rules.

Zoning.

Permits.

Other regulations.

EMERGENCY NUMBERS

LIFE-THREATENING EMERGENCY

911

For police, fire or medical emergencies requiring immediate assistance.

NON-EMERGENCY SERVICES

Non-emergency numbers depend on your police jurisdiction.

Because a Las Vegas mailing address does not always identify the actual police jurisdiction, verify which agency serves your property.

Save the appropriate number in your phone.

KNOW YOUR HOME’S JURISDICTION.

You may be served by:

Las Vegas Metropolitan Police Department.

Henderson Police Department.

North Las Vegas Police Department.

Boulder City Police Department.

Other appropriate agencies/services.

HOME EMERGENCY?

Create a note in your phone containing:

WATER SHUTOFF LOCATION

ELECTRICAL PANEL LOCATION

GAS EMERGENCY NUMBER

HOMEOWNERS INSURANCE

HOME WARRANTY

HOA EMERGENCY NUMBER

HVAC COMPANY

PLUMBER

ELECTRICIAN

POOL COMPANY.

When something happens:

YOU WON’T WANT TO SEARCH THROUGH 700 EMAILS.

PET OWNERS

Update your pet’s:

Microchip address.

Identification tag.

Veterinarian.

Emergency contact.

Also learn your local:

Animal-control jurisdiction.

Licensing requirements.

HOA pet rules.

LAS VEGAS SUMMER + PETS

Remember:

Pavement.

Artificial turf.

Vehicles.

Backyards.

can become dangerously hot.

Adjust walking schedules and provide adequate shade and water.

COYOTE AWARENESS

If your home is near:

Open desert.

Trails.

Mountains.

Wash areas.

Edges of development.

be aware that wildlife can enter residential areas.

Supervise smaller pets appropriately.

AND ONE MORE RESOURCE:

ME.

Closing doesn’t end our relationship.

If six months from now you’re wondering:

“WHO DO I CALL FOR THIS?”

Text me.

If you receive a strange homeowner letter:

SEND ME A PICTURE.

If you’re wondering what your home may be worth:

CALL ME.

If you’re thinking about remodeling and wondering what buyers generally value:

ASK ME.

If someone in your family needs a Realtor:

I’D LOVE THE INTRODUCTION.

And when you’re eventually ready to:

Sell.

Buy again.

Invest.

Relocate.

Build.

Downsize.

Upsize.

I’LL BE HERE.

THE GOOD ENERGY HOMEOWNER PHILOSOPHY

Buying the house was the goal.

But:

LIVING WELL IN IT IS THE POINT.

Take care of your home.

Build your emergency fund back up.

Make improvements slowly.

Learn your systems.

Meet your neighbors.

Explore your community.

Create memories.

And don’t feel pressured to make everything perfect immediately.

YOUR HOUSE DOESN’T HAVE TO BECOME “HOME” IN ONE WEEK.

Give it time.

A room gets painted.

A picture gets hung.

A tree gets planted.

Friends come over.

Family visits.

Holidays happen.

Life happens.

And eventually:

IT BECOMES YOURS.

WELCOME HOME. ❤️

Thank you for trusting me to be part of your home-buying journey.

Helping you get the keys was an honor.

But the relationship doesn’t stop at the closing table.
