Explore One of Southern Nevada’s Largest and Most Diverse Cities

When people think about moving to the Las Vegas Valley, they often assume their choices are simply:

Las Vegas or not Las Vegas.

But just southeast of Las Vegas is an entirely separate city with its own neighborhoods, parks, downtown district, recreation system, master-planned communities and identity:

HENDERSON.

Henderson stretches across nearly 118.5 square miles along the southern and southeastern side of the Las Vegas Valley. The city reported a population of approximately 369,000 as of January 2025, making it one of Nevada’s largest cities.

But the most important thing to understand about Henderson is this:

HENDERSON IS NOT ONE TYPE OF COMMUNITY.

Depending on where you live, Henderson can feel:

Established.

Newly developed.

Suburban.

Resort-like.

Historic.

Hillside.

Golf-oriented.

Master-planned.

Close to Las Vegas.

Or surprisingly removed from it.

That is why I don’t recommend choosing a Henderson home based only on the word:

“HENDERSON.”

The better question is:

WHICH PART OF HENDERSON FITS THE WAY YOU WANT TO LIVE?

Mature neighborhoods, established resale homes, parks, shopping and dining, convenient access to I-215 and a more established suburban environment.

Lakefront and resort-inspired living with golf, waterfront dining, hotels, newer homes, condos and luxury properties.

ANTHEM

ESTABLISHED HILLSIDE HENDERSON

An established southern Henderson master plan with hillside neighborhoods, golf, gated communities, age-qualified options and mountain or valley views in select locations.

Good to explore if you want: established homes, hillside settings, golf, gated options or 55+ communities.

SAME CITY.

FIVE VERY DIFFERENT WAYS TO LIVE.

And these five communities aren’t the only options in Henderson.

The city also contains areas such as:

Seven Hills.

MacDonald Highlands.

Ascaya.

Black Mountain.

Mission Hills.

Tuscany.

Whitney Ranch.

Calico Ridge.

West Henderson.

Historic Downtown Henderson.

And many established neighborhoods that aren’t part of a large master-planned community.

The City of Henderson’s current development data shows just how varied the city is. Anthem is nearly built out, while communities such as Cadence, Inspirada and Lake Las Vegas remain at different stages of development.

YOU’RE NOT JUST CHOOSING HENDERSON.

YOU’RE CHOOSING YOUR VERSION OF HENDERSON.


WHERE IS HENDERSON?

Henderson occupies the southern and southeastern portions of the Las Vegas Valley.

Its boundaries stretch from areas near:

I-15 + WEST HENDERSON

across toward:

GREEN VALLEY

WATER STREET

CADENCE

and farther east toward:

LAKE LAS VEGAS + LAKE MEAD

The city is surrounded by dramatic desert geography including Black Mountain, the McCullough Mountains, the River Mountains and access toward Sloan Canyon and Lake Mead.

That geography is one reason different parts of Henderson can feel surprisingly different.


WEST HENDERSON

West Henderson has become one of the city’s major newer-growth areas.

This side of Henderson includes or sits near communities such as:

Inspirada.

Anthem.

Seven Hills.

West Henderson development.

The St. Rose corridor.

Southern Highlands sits farther west but is not Henderson.

Here you’ll find substantial newer development, modern commercial corridors and convenient access toward I-15.

GREEN VALLEY

Green Valley represents a more established side of Henderson.

Rather than driving through streets where everything was built during the same development cycle, you’ll find neighborhoods developed across several decades.

There are:

Mature trees.

Established parks.

Older and newer resale homes.

Condos.

Townhomes.

Single-story homes.

Gated communities.

Larger homes.

Pools.

Golf-area properties.

Nearby shopping and restaurants.

GREEN VALLEY FEELS ESTABLISHED.

One of its major lifestyle destinations is The District at Green Valley Ranch, an outdoor shopping and dining area near I-215 and Green Valley Parkway.

Nearby you’ll also find Henderson Multigenerational Center and Paseo Verde Library.

INSPIRADA

Travel farther south and west and Henderson begins feeling much newer.

Inspirada is one of the city’s major master-planned communities and had approximately 6,725 existing homes as of January 2025, with additional development planned.

The community emphasizes:

Modern homes.

Neighborhood parks.

Trails.

Newer streetscapes.

Ongoing development.

Access toward West Henderson.

INSPIRADA FEELS NEWER, ACTIVE AND PLANNED.

But because this part of Henderson is still evolving, buyers should pay attention to:

Future development.

Vacant land.

Future roads.

Commercial plans.

Construction.

Homesite position.

CADENCE

Head east and you’ll find another completely different version of Henderson.

Cadence is a roughly 2,200-acre master-planned community planned for as many as 12,250 residential units. City data showed it at approximately 58% of its planned residential build-out as of January 2025.

That means Cadence is:

Already established enough to feel like a community…

while still:

GROWING.

Buyers can find:

New construction.

Quick move-in homes.

Newer resale.

Single-story homes.

Two-story homes.

Parks.

Trails.

Modern floorplans.

LAKE LAS VEGAS

Continue farther east and Henderson changes again.

Lake Las Vegas is a roughly 2,242-acre master-planned community that was still well below full residential build-out according to the city’s latest master-plan data.

Instead of a traditional suburban environment, Lake Las Vegas offers more of a:

RESORT-STYLE EXPERIENCE.

You’ll find:

Waterfront environments.

Golf.

Hotels.

Restaurants.

Condos.

Townhomes.

Single-family homes.

55+ options.

Luxury homes.

Custom homes.

Lake-view properties.

LAKE LAS VEGAS FEELS LIKE A DESTINATION.

But buyers should carefully evaluate:

HOA structures.

Club memberships.

Golf fees.

Condo reserves.

Insurance.

Rental restrictions.

Actual water views.

Commute.

ANTHEM

On Henderson’s southern hillsides sits Anthem.

Anthem is much more established than Inspirada or Cadence. City data shows the approximately 2,535-acre master plan was nearly 98% built out as of January 2025.

Within Anthem you’ll find very different housing environments, including:

Anthem Country Club.

Sun City Anthem.

Anthem Highlands.

Coventry.

Solera.

Terra Bella.

That means Anthem itself should not be treated as one uniform neighborhood.

You may find:

Age-qualified housing.

All-ages neighborhoods.

Golf.

Guard-gated homes.

Luxury properties.

Single-story homes.

Mountain views.

Valley views.

Established resale.

One of the easiest ways to understand Henderson real estate is to understand its master plans.

The city’s active-development data includes communities such as:

Cadence.

Inspirada.

Lake Las Vegas.

Anthem.

Seven Hills.

MacDonald Highlands.

Ascaya.

Tuscany.

Black Mountain Ranch.

Calico Ridge.

Weston Hills.

And others.

Each can have different:

Builders.

HOAs.

Architecture.

Amenities.

Age of homes.

Price ranges.

DON’T BUY THE NAME.

NEW CONSTRUCTION IN HENDERSON

Henderson remains one of the major places to explore new construction in Southern Nevada.

But new construction isn’t evenly distributed throughout the city.

If new construction is your priority, you’re more likely to spend time exploring:

INSPIRADA / WEST HENDERSON

CADENCE / EAST HENDERSON

LAKE LAS VEGAS

SELECT HILLSIDE / LUXURY COMMUNITIES

rather than older portions of Green Valley.

Henderson can be a particularly useful market to explore if a single-story home is high on your list.

You’ll find one-story options across:

Green Valley.

Anthem.

Cadence.

Inspirada.

Lake Las Vegas.

Older Henderson neighborhoods.

Luxury communities.

But availability and price can vary dramatically.

Henderson is also worth exploring for age-qualified communities.

along with additional age-qualified housing options throughout Southern Nevada.

If 55+ living is your goal, don’t compare only house prices.

Compare:

HOA dues.

Amenities.

Clubhouses.

Fitness.

Pools.

Pickleball.

Golf.

Social programming.

Location.

Home styles.

Age restrictions.

PARKS ARE A BIG PART OF HENDERSON

This is one of Henderson’s strongest citywide features.

The City currently lists 77 parks, while its fact sheet reports nearly 1,400 acres of developed parks and trails, more than 300 miles of multi-use trails, and 11 aquatic facilities at six locations.

Depending on where you live, parks can include:

Dog parks.

Splash pads.

Sports fields.

Pickleball.

Basketball.

Walking paths.

Playgrounds.

Aquatic facilities.

Desert trailheads.

Open grass areas.


PARK ACCESS ISN’T JUST:

“HENDERSON HAS PARKS.”

The better question is:

WHICH PARKS WILL I ACTUALLY USE FROM THIS HOUSE?


CORNERSTONE PARK

Cornerstone Park is one of Henderson’s distinctive city parks, built around a large lake with walking and recreation areas.

It’s a useful example of how Henderson’s park system extends beyond small neighborhood playgrounds.


HERITAGE PARK

On the eastern side of Henderson, Heritage Park is a large sports and recreation complex with fields, trails, dog facilities and other community amenities.


HENDERSON BIRD VIEWING PRESERVE

One of the city’s more unusual outdoor destinations is the Henderson Bird Viewing Preserve.

It’s a reminder that Henderson isn’t only subdivisions and shopping centers.

The eastern side of the city connects into a much broader desert and wetlands environment.


TRAILS

Henderson reports more than:

300 MILES OF MULTI-USE TRAILS.

Depending on location, residents can access everything from:

Neighborhood walking paths.

Paved cycling routes.

Desert trails.

Mountain-bike trails.

Regional trail connections.

Henderson’s terrain ranges from relatively flat valley neighborhoods to foothill and mountain environments.


IF OUTDOOR ACCESS MATTERS TO YOU:

Don’t just search for:

“A HOUSE NEAR A TRAIL.”

Ask:

Is it paved?

Desert?

Mountain biking?

Walking?

How far from my front door?

Can I actually reach it without driving?


SLOAN CANYON

Southern Henderson provides access toward the Sloan Canyon National Conservation Area.

For buyers exploring areas such as:

Anthem.

Inspirada.

West Henderson.

southern hillside communities.

the desert and mountain landscape can become a much more visible part of everyday life.


WATER STREET DISTRICT

Henderson also has something many relocation buyers don’t expect:

AN ACTUAL DOWNTOWN.

Water Street District is the historic downtown corridor of Henderson and has evolved into an area with restaurants, bars, local businesses, community events and public spaces.

Nearby Water Street Plaza includes an amphitheater, public art, lawn space and a splash pad.


THIS IS NOT DOWNTOWN LAS VEGAS.

And it isn’t trying to be.

Water Street gives Henderson a smaller civic downtown environment that feels very different from the Strip or Fremont Street.


SHOPPING

Henderson shopping varies considerably depending on where you live.

Green Valley residents have convenient access to The District at Green Valley Ranch.

Central Henderson also has Mershops Galleria at Sunset.

Other major commercial corridors include:

Eastern Avenue.

St. Rose Parkway.

Stephanie Street.

Sunset Road.

Green Valley Parkway.

Horizon Ridge.

Boulder Highway.

Lake Mead Parkway.


THIS IS WHY LOCATION INSIDE HENDERSON MATTERS.

A Lake Las Vegas home and a Green Valley home can both say:

HENDERSON, NV

while giving you completely different access to:

Shopping.

Restaurants.

Airport.

Freeways.

Healthcare.

Work.


RESTAURANTS + DINING

Henderson’s dining isn’t concentrated into one area.

Instead, you’ll find restaurant clusters around:

GREEN VALLEY / THE DISTRICT

EASTERN AVENUE

ST. ROSE PARKWAY

WATER STREET

HORIZON RIDGE

LAKE LAS VEGAS

That makes your exact Henderson location much more important than simply saying:

“I WANT RESTAURANTS NEARBY.”


HEALTHCARE

Henderson has several healthcare corridors, including major medical facilities around:

St. Rose Parkway.

Green Valley.

West Henderson.

Galleria / East Henderson.

For buyers who need regular medical access, I would evaluate the actual drive from the home rather than simply checking whether a hospital exists somewhere in Henderson.


COMMUTING

Henderson can provide convenient access to many parts of the valley.

But again:

HENDERSON IS BIG.

A home near Green Valley Parkway may have a very different commute than a home in:

Lake Las Vegas.

Cadence.

Inspirada.

Anthem.

Mission Hills.


NEVER ASK:

“HOW FAR IS HENDERSON FROM THE STRIP?”

There isn’t one answer.

Ask:

HOW FAR IS THIS HOUSE FROM WHERE I ACTUALLY NEED TO GO?


HARRY REID INTERNATIONAL AIRPORT

Airport access can be particularly convenient from portions of:

Green Valley.

West Henderson.

St. Rose.

But it becomes a longer drive as you move farther east toward communities such as Lake Las Vegas.

If you travel frequently:

TEST THE ACTUAL ROUTE.


HENDERSON VS. LAS VEGAS

This is one of the most common relocation comparisons.

Separate incorporated city.

Large suburban component.

Multiple master-planned communities.

Strong municipal park/trail network.

Historic Water Street district.

Large established + newer housing mix.


LAS VEGAS

Much larger and more varied urban environment.

Summerlin.

Downtown.

Northwest.

Southwest.

West Las Vegas.

Strip-adjacent areas.

Established neighborhoods.

Large new-construction areas.


DON’T CHOOSE BASED ON THE CITY NAME.

CHOOSE BASED ON THE PART OF THE CITY.

Henderson has both.

Newer master-planned communities commonly have associations.

Older neighborhoods may have:

One HOA.

Multiple associations.

Or no HOA at all.


NEVER ASSUME.

Before purchasing, review:

Monthly dues.

Master association.

Sub-association.

Amenities.

Rules.

Rental restrictions.

Parking.

Architectural restrictions.

Reserve information.


AND ASK:

WHAT AM I GETTING FOR THE DUES?


SID / LID

Some Southern Nevada properties can also carry special improvement district assessments.

That is separate from an HOA.

Before buying:

Check whether the property has an outstanding assessment and understand how it affects your total housing cost.


SOLAR

Solar is common throughout Henderson, particularly among newer homes.

You may encounter:

Owned systems.

Financed systems.

Leases.

Power purchase agreements.


SOLAR PANELS AND SOLAR FINANCING ARE TWO DIFFERENT THINGS.

Always understand:

Ownership.

Balance.

Payment.

Transfer requirements.

Production.


SCHOOLS

Henderson public schools are generally within the Clark County School District.

For any property:

VERIFY THE EXACT ADDRESS.

Do not rely only on:

MLS information.

Old builder brochures.

Third-party school websites.

Neighborhood assumptions.

School assignments can be address-specific and can change.

the differences become much easier to understand.


HOW I WOULD EXPLORE HENDERSON FOR THE FIRST TIME

I would not try to see every Henderson home in one day.

Instead, use your first trip to understand the city.

STOP 1 — GREEN VALLEY

Drive established neighborhoods.

Visit The District.

See parks.

Notice the mature landscaping.


STOP 2 — INSPIRADA

Drive west.

Look at newer homes.

Parks.

Active development.

Open land.


STOP 3 — ANTHEM

Drive into the foothills.

Compare:

Elevation.

Established neighborhoods.

Views.

Golf-oriented areas.


STOP 4 — WATER STREET

Head toward Downtown Henderson.

Walk Water Street.

See the civic center and local businesses.


STOP 5 — CADENCE

Compare East Henderson’s newer development with West Henderson.

Look at:

Homes.

Parks.

Builder activity.

Future development.


STOP 6 — LAKE LAS VEGAS

Finish farther east.

Walk the Village.

Look at the lake.

Tour homes.

Experience the distance from the rest of Henderson.


AFTER THAT DAY:

Don’t ask:

“DID I LIKE HENDERSON?”

Ask:

“WHICH HENDERSON DID I LIKE?”

That is a much better real estate question.
