CALIFORNIA VS. NEVADA TAXES

This is one of the biggest reasons people research Nevada.

NEVADA DOES NOT IMPOSE AN INDIVIDUAL STATE INCOME TAX.

That can create a meaningful difference for some households compared with California.

MOVING TO NEVADA DOES NOT AUTOMATICALLY END EVERY CALIFORNIA TAX OBLIGATION.

This is extremely important.

California’s Franchise Tax Board distinguishes between:

If you move during the year, California may treat you as a part-year resident.

California generally taxes all worldwide income earned while you are a California resident, and California-source income can remain taxable after you become a nonresident.

Income earned while you were a California resident may still be subject to California tax.

And after you move, certain California-source income may still remain taxable in California.

Examples can include income connected with:

If you relocate to Nevada and perform all your services outside California, your tax treatment may differ from someone who continues traveling back into California for work.

CALIFORNIA PROPERTY TAX VS. NEVADA PROPERTY TAX

California’s property-tax system generally establishes a base-year value when property changes ownership or new construction occurs, then limits annual increases in that base-year value to generally no more than 2%, subject to specific exceptions.

Nevada works differently.

Clark County’s current property-tax abatement rules generally limit annual increases in the tax bill for a qualifying owner-occupied primary residence to:

NO MORE THAN 3%.

Other property generally falls under an 8% cap.


IMPORTANT:

3% DOES NOT MEAN YOUR PROPERTY TAX IS 3% OF THE HOME VALUE.

It refers to Nevada’s tax-cap system on certain annual tax-bill increases.

When you’re evaluating a home in Southern Nevada, don’t estimate taxes using a generic California formula.

Review the actual parcel.

In California, some buyers barely think about the air-conditioning system.

In Las Vegas:

But your actual monthly bill can vary dramatically depending on:

If you’ve lived through California drought restrictions, you may naturally ask:

“HOW DOES LAS VEGAS HAVE ENOUGH WATER?”

Southern Nevada receives most of its water from the Colorado River through Lake Mead, supplemented by local groundwater.

Conservation is taken seriously.

Southern Nevada uses mandatory seasonal watering schedules, and Las Vegas Valley Water District currently limits sprinkler watering to assigned days based on season.


EXPECT DESERT LANDSCAPING.

California buyers often think about housing and taxes…

and forget about:

VEHICLE REGISTRATION.

Nevada DMV says new residents generally must obtain a Nevada driver’s license and register their vehicles within:

30 DAYS.

California DMV also says that if you’re moving out of state, you should report your California change of address within 10 days.

Nevada registration isn’t based only on a simple flat fee.

The taxable valuation is based partly on the vehicle’s original MSRP and depreciation schedule.
