Explore the City Beyond the Strip
When many people hear:
LAS VEGAS
they immediately picture:
The Strip.
Casinos.
Resorts.
Shows.
Nightlife.
But that is only one part of the story.
For people who actually live here, Las Vegas is also:
MASTER-PLANNED COMMUNITIES
ESTABLISHED NEIGHBORHOODS
NEW CONSTRUCTION
PARKS & TRAILS
MOUNTAIN ACCESS
CONDOS & TOWNHOMES
LUXURY HOMES
55+ COMMUNITIES
LARGE-LOT HOMES
GATED COMMUNITIES
WALKABLE URBAN DISTRICTS
SUBURBAN NEIGHBORHOODS
LOCAL RESTAURANTS & COFFEE
A VERY DIFFERENT LIFESTYLE DEPENDING ON WHERE YOU LIVE
LAS VEGAS IS NOT ONE NEIGHBORHOOD.
And it is definitely not just the Strip.
The better question is:
WHICH PART OF LAS VEGAS FITS YOU?
START HERE: WHICH LAS VEGAS ARE YOU LOOKING FOR?
I would put this section immediately under your hero banner and make each card clickable.
SUMMERLIN
MASTER-PLANNED WEST LAS VEGAS
A large west-valley master-planned community beside Red Rock Canyon with newer and established neighborhoods, parks, trails, golf, luxury homes, 55+ communities and Downtown Summerlin.
Good to explore if you want: master-planned living, Red Rock access, extensive parks and trails, newer homes, luxury or 55+ options.
[ EXPLORE SUMMERLIN → ]
DOWNTOWN LAS VEGAS
URBAN + HISTORIC + CREATIVE
Condos, lofts, restaurants, nightlife, museums, the Arts District, Fremont East and Symphony Park.
Good to explore if you want: a more urban environment, walkability, restaurants, arts, entertainment and condo/loft living.
[ EXPLORE DOWNTOWN LAS VEGAS → ]
SOUTHWEST LAS VEGAS
NEWER SUBURBAN GROWTH
A broad southwest-valley area with newer homes, Mountain’s Edge, Rhodes Ranch, Enterprise, the Durango corridor, UnCommons and active new construction.
Good to explore if you want: newer housing, I-215 access, growing dining and retail, new construction or larger-lot pockets.
[ EXPLORE SOUTHWEST LAS VEGAS → ]
NORTHWEST LAS VEGAS
MOUNTAINS + PARKS + NEWER COMMUNITIES
Centennial Hills, Skye Canyon, Sunstone, Providence, Lone Mountain and access toward Mt. Charleston and the Spring Mountains.
Good to explore if you want: mountain access, newer communities, parks, trails, suburban living and northern-valley growth.
[ EXPLORE NORTHWEST LAS VEGAS → ]
WEST LAS VEGAS
ESTABLISHED CENTRAL-WEST LIVING
Spring Valley, The Lakes, Canyon Gate, Desert Breeze and the West Sahara / Rampart corridors.
Good to explore if you want: established resale homes, central location, mature neighborhoods, pools, golf, lakefront pockets and proximity to Summerlin without necessarily living inside it.
[ EXPLORE WEST LAS VEGAS → ]
SAME CITY.
VERY DIFFERENT LIFESTYLES.
That is why I do not recommend telling a relocating buyer simply:
“YOU SHOULD LIVE IN LAS VEGAS.”
Las Vegas is too varied for that.
A condo downtown…
a custom home near Lone Mountain…
a new build in Summerlin…
a pool home in Spring Valley…
and a house in Mountain’s Edge…
can all have a Las Vegas address while offering completely different daily lives.
CHOOSE THE PART OF LAS VEGAS.
NOT JUST THE NAME ON THE MAILING ADDRESS.
FIRST: THE STRIP IS NOT THE CITY OF LAS VEGAS
This is one of the most important things relocation buyers should understand.
Much of the famous Las Vegas Strip is actually located in unincorporated Clark County, not inside the incorporated City of Las Vegas.
That means a property can have:
LAS VEGAS, NV
as its mailing address without necessarily being inside the City of Las Vegas.
The same is true for many areas people casually call “Las Vegas,” including parts of Spring Valley and Enterprise.
MAILING ADDRESS ≠ MUNICIPAL JURISDICTION.
For a specific home, verify:
City of Las Vegas.
Unincorporated Clark County.
North Las Vegas.
Henderson.
That distinction can affect:
Utilities.
Planning.
Permits.
Municipal services.
Business licensing.
SUMMERLIN
Summerlin is probably the most recognizable residential name on the west side of Las Vegas.
It sits beside Red Rock Canyon National Conservation Area and includes a large collection of villages, neighborhoods, parks, trails, golf courses, shopping and housing styles.
Current Summerlin information highlights 300+ parks and more than 200 miles of trails, with the trail network planned to eventually exceed 250 miles.
SUMMERLIN FEELS PLANNED.
But even Summerlin is not one neighborhood.
It includes:
Established villages.
Newer Summerlin West.
Luxury communities.
55+ communities.
Condos.
Townhomes.
Downtown residential options.
Single-family homes.
New construction.
DOWNTOWN SUMMERLIN
One of Summerlin’s biggest lifestyle anchors is:
DOWNTOWN SUMMERLIN.
It combines:
Shopping.
Dining.
Entertainment.
Sports.
Office space.
Residential development.
The current Summerlin site describes it as a walkable destination integrating retail, dining, entertainment, wellness and living.
Nearby are:
Las Vegas Ballpark.
City National Arena.
Major retail.
Restaurants.
Events.
RED ROCK CANYON
Summerlin’s western location places it beside:
RED ROCK CANYON NATIONAL CONSERVATION AREA.
For someone who values:
Hiking.
Cycling.
Climbing.
Desert scenery.
Mountain views.
Red Rock proximity can become a major part of daily life.
SUMMERLIN MAY FIT YOU IF YOU WANT:
Master-planned living.
Parks.
Trails.
Golf.
Luxury.
55+.
New construction.
Downtown Summerlin.
Red Rock access.

DOWNTOWN LAS VEGAS
Now move east and the city changes completely.
Downtown Las Vegas is more:
Urban.
Historic.
Creative.
Restaurant-driven.
Entertainment-oriented.
Walkable in select districts.
Condo and loft focused.
The City of Las Vegas currently highlights three major residential/lifestyle areas downtown:
18B ARTS DISTRICT
FREMONT EAST
SYMPHONY PARK.
THE ARTS DISTRICT
The 18b Arts District has become one of downtown’s strongest local destinations.
You’ll find:
Restaurants.
Coffee.
Breweries.
Vintage shops.
Galleries.
Murals.
First Friday.
New residential development.
This area feels completely different from suburban Las Vegas.
For example, Esther’s Kitchen and Makers & Finders are part of the Arts District dining environment.
THIS IS LOCAL LAS VEGAS.
Not resort Las Vegas.
FREMONT EAST
Fremont East offers:
Bars.
Restaurants.
Retro neon.
Nightlife.
Hotels.
Entertainment.
Walkability.
The City describes it as a multi-block entertainment district immediately east of the Fremont Street Experience.
SYMPHONY PARK
Symphony Park is a newer cultural and residential district in downtown Las Vegas.
It spans approximately 61 acres and includes:
The Smith Center.
Discovery Children’s Museum.
Lou Ruvo Center for Brain Health.
Residential development.
Future museum and mixed-use projects.
DOWNTOWN MAY FIT YOU IF YOU WANT:
Condo or loft living.
Restaurants.
Nightlife.
Arts.
Museums.
Urban energy.
Shorter trips between destinations.
Less traditional suburban living.
➡️ [ EXPLORE DOWNTOWN LAS VEGAS → ]
SOUTHWEST LAS VEGAS
Southwest Las Vegas has experienced enormous growth over the past several years.
This broad area includes or sits near:
MOUNTAIN’S EDGE
RHODES RANCH
ENTERPRISE
DURANGO CORRIDOR
UNCOMMONS
BLUE DIAMOND
FORT APACHE
RAINBOW
JONES
Much of what people call Southwest Las Vegas is actually within the unincorporated town of Enterprise, rather than the incorporated City of Las Vegas.
Again:
LAS VEGAS MAILING ADDRESS DOES NOT ALWAYS MEAN CITY OF LAS VEGAS.
SOUTHWEST FEELS NEWER.
You’ll find:
Newer single-family homes.
Townhomes.
Condos.
Gated communities.
Golf.
Active new construction.
Larger-lot pockets.
Custom homes.
Growing restaurants and retail.
MOUNTAIN’S EDGE
Mountain’s Edge is one of the southwest’s major established master-planned communities.
It offers:
Parks.
Trails.
Established resale homes.
Newer suburban streets.
Single-family homes.
RHODES RANCH
Rhodes Ranch provides another distinct southwest option with:
Golf.
Gated living.
Established homes.
Newer resale.
DURANGO + UNCOMMONS
The Durango / I-215 corridor has become one of the southwest’s major newer commercial and dining areas.
That means Southwest Las Vegas is no longer simply:
“HOUSES FAR FROM EVERYTHING.”
The area now has significantly more:
Restaurants.
Retail.
Entertainment.
Office development.
Mixed-use destinations.
SOUTHWEST MAY FIT YOU IF YOU WANT:
Newer homes.
I-215 access.
New construction.
Growing dining.
Master-planned options.
Golf.
Pool homes.
Larger-lot pockets.
Proximity to the Strip/airport corridors without living next to them.
➡️ [ EXPLORE SOUTHWEST LAS VEGAS → ]
NORTHWEST LAS VEGAS
Head north and west and Las Vegas changes again.
Northwest Las Vegas includes areas such as:
CENTENNIAL HILLS
SKYE CANYON
SUNSTONE
PROVIDENCE
LONE MOUNTAIN
This side of the valley tends to feel more:
Suburban.
Open.
Mountain-oriented.
Newer in its outer sections.
CENTENNIAL HILLS
Centennial Hills is not one master-planned community.
It is a broader established northwest area with:
Single-family homes.
Condos.
Townhomes.
Pools.
Larger lots.
Commercial corridors.
Parks.
A library.
SKYE CANYON
Skye Canyon is a newer master-planned community with:
Modern homes.
Parks.
Fitness amenities.
Trails.
Active new construction.
A strong outdoor identity.
SUNSTONE
Sunstone is another newer northwest master plan with:
New construction.
Townhomes.
Single-family homes.
Trails.
Parks.
55+ options.
MOUNTAIN ACCESS
Northwest Las Vegas places residents closer to routes toward:
Mt. Charleston.
Kyle Canyon.
Lee Canyon.
Spring Mountains.
Floyd Lamb Park.
Tule Springs Fossil Beds.
For some buyers:
THAT MATTERS MORE THAN BEING CLOSE TO THE STRIP.
NORTHWEST MAY FIT YOU IF YOU WANT:
Mountain access.
Parks.
Newer homes.
New construction.
Larger suburban environment.
55+ options.
Northern valley location.
➡️ [ EXPLORE NORTHWEST LAS VEGAS → ]
WEST LAS VEGAS
For your website, I would use “West Las Vegas” to describe the central-west residential valley, not the Historic Westside district near Downtown.
That means areas around:
SPRING VALLEY
THE LAKES
CANYON GATE
DESERT BREEZE
WEST SAHARA
RAMPART
FORT APACHE
DURANGO
This part of Las Vegas is more:
Established.
Central.
Resale-oriented.
Mature.
Varied.
SPRING VALLEY
Spring Valley is one of the largest established residential areas west of the Strip.
Much of it is unincorporated Clark County.
You’ll find:
Single-story homes.
Two-story homes.
Pools.
Gated communities.
Condos.
Townhomes.
No-HOA pockets.
Larger lots.
Homes built across several decades.
THE LAKES
The Lakes offers something unusual:
WATERFRONT RESIDENTIAL LIVING.
Some homes are positioned around Lake Sahara, with certain properties offering:
Lake views.
Water frontage.
Private-dock potential depending on property rights.
Established upscale homes.
DO NOT CONFUSE:
THE LAKES
with:
LAKE LAS VEGAS.
Completely different communities.
CANYON GATE
Canyon Gate offers:
Golf.
Gated living.
Established luxury.
Central west-side location.
Access toward Summerlin and West Sahara.
WEST LAS VEGAS MAY FIT YOU IF YOU WANT:
Established neighborhoods.
More central west-valley location.
Pool homes.
Single stories.
Golf.
Lakefront pockets.
No-HOA options in select areas.
Mature landscaping.
Proximity to Summerlin without necessarily paying for a Summerlin address.
➡️ [ EXPLORE WEST LAS VEGAS → ]
NEW CONSTRUCTION IN LAS VEGAS
Las Vegas still offers substantial new-construction opportunities.
But new construction is not spread evenly across the city.
You are more likely to find major builder activity in areas such as:
SUMMERLIN WEST
SOUTHWEST LAS VEGAS
NORTHWEST LAS VEGAS
OUTER WESTERN / NORTHERN GROWTH CORRIDORS
rather than in older central neighborhoods.
NEW CONSTRUCTION CAN OFFER:
Modern floorplans.
New systems.
Builder warranties.
Potential incentives.
Quick move-in inventory.
Energy efficiency.
BUT:
BASE PRICE IS NOT FINISHED PRICE.
Compare:
Homesite premium.
Structural options.
Design upgrades.
Backyard.
Blinds.
Appliances.
Solar.
HOA.
SID/LID where applicable.
Financing.
THE MODEL HOME IS THE SHOWROOM.
YOUR CONTRACT IS THE PRODUCT.
➡️ [ READ MY NEW CONSTRUCTION GUIDE → ]
ESTABLISHED RESALE
If you prefer:
Mature landscaping.
Pools.
Finished yards.
No construction nearby.
Older architectural styles.
Larger lots.
More central locations.
you may spend more time exploring:
WEST LAS VEGAS
SPRING VALLEY
THE LAKES
ESTABLISHED SUMMERLIN
LONE MOUNTAIN
CENTRAL / WESTERN RESALE AREAS
NEW IS NOT AUTOMATICALLY BETTER.
OLDER IS NOT AUTOMATICALLY WORSE.
A five-year-old builder home with no backyard may not be a better value than a twenty-year-old resale with:
Pool.
Patio.
Landscaping.
Owned solar.
Updated HVAC.
COMPARE THE FINISHED HOME.
SINGLE-STORY HOMES
Las Vegas offers a large range of single-story inventory.
You’ll find one-story homes across:
Summerlin.
Northwest.
Southwest.
West Las Vegas.
Older central neighborhoods.
Luxury communities.
55+ communities.
BUT:
Single story can mean very different things.
It could be:
A 1,300-square-foot starter home.
A 2,500-square-foot pool home.
A 4,000-square-foot luxury home.
A 55+ property.
A new build.
A 1970s ranch.
[ SEARCH LAS VEGAS SINGLE-STORY HOMES → ]
LUXURY LAS VEGAS
Luxury homes can be found throughout the west side of the valley.
Major luxury environments include:
THE RIDGES
SUMMERLIN LUXURY VILLAGES
THE SUMMIT CLUB
CANYON GATE
CUSTOM WEST-SIDE ENCLAVES
HIGH-RISE CONDOS
Luxury can mean:
Custom architecture.
Guard gates.
Golf.
Strip views.
Mountain views.
Large lots.
Modern estates.
High-rise living.
DON’T SEARCH LUXURY BY PRICE ALONE.
Ask:
WHAT DOES THE PRICE ACTUALLY BUY ME?
55+ COMMUNITIES
Las Vegas also has significant age-qualified housing.
Options include communities such as:
SUN CITY SUMMERLIN
SIENA
REGENCY AT SUMMERLIN
TRILOGY
along with other Southern Nevada options.
Summerlin itself includes several established and newer age-qualified communities.
➡️ [ EXPLORE 55+ COMMUNITIES → ]
PARKS + TRAILS
Las Vegas is more outdoors-oriented than many relocation buyers expect.
Summerlin alone currently promotes more than 300 parks and 200+ miles of trails.
Other parts of Las Vegas offer:
Large regional parks.
Dog parks.
Sports fields.
Desert trailheads.
Mountain biking.
Cycling.
Walking trails.
THE OUTDOOR EXPERIENCE DEPENDS ON WHERE YOU LIVE.
Summerlin gives you Red Rock.
Northwest gives you mountain access.
Downtown gives you urban walkability.
Southwest gives you newer neighborhood parks.
West Las Vegas gives you established community parks.
DINING
Las Vegas dining is not limited to casino resorts.
Some of the city’s strongest local restaurant concentrations can be found in:
ARTS DISTRICT
CHINATOWN / SPRING MOUNTAIN ROAD
DOWNTOWN SUMMERLIN
SOUTHWEST / DURANGO
DOWNTOWN LAS VEGAS
For example, the Arts District includes restaurants such as Main St. Provisions, Good Pie and Bar Boheme.
Downtown Summerlin includes places such as JING Las Vegas and Trattoria Reggiano Italian Restaurant – Downtown Summerlin.
THIS MATTERS FOR RELOCATION.
You don’t need to drive to the Strip every time you want:
Dinner.
Coffee.
Date night.
Brunch.
Entertainment.
LOCALS HAVE THEIR OWN LAS VEGAS.
COMMUTING
Another misconception:
“EVERYTHING IN LAS VEGAS IS 20 MINUTES AWAY.”
Not necessarily.
A Summerlin home and a Southwest Las Vegas home may both look close on a valley map but create very different drives.
A Northwest home can be convenient for one job and inconvenient for another.
A Downtown condo can dramatically reduce certain commutes while increasing others.
TEST:
Home → work.
Home → airport.
Home → gym.
Home → grocery.
Home → doctor.
Home → favorite activities.
DO NOT BUY BASED ON A MAP PIN.
DRIVE THE ROUTE.
HARRY REID INTERNATIONAL AIRPORT
Airport convenience varies dramatically.
Southwest Las Vegas can provide relatively convenient access depending on location.
Summerlin and Northwest are farther west/north.
Downtown has different freeway connections.
IF YOU FLY OFTEN:
MAKE AIRPORT ACCESS PART OF YOUR HOME SEARCH.
HOAs
Las Vegas has everything from:
No HOA.
Master HOA.
Gated sub-associations.
High-rise associations.
55+ associations.
Country-club memberships.
ASK:
WHAT ARE ALL OF THE MONTHLY FEES?
And:
What do I get for them?
SID / LID
Some newer master-planned areas may also include special infrastructure assessments.
These are not the same as HOA dues.
Review property-specific information before purchase.
SOLAR
Solar is common across the Las Vegas Valley.
You may encounter:
Owned solar.
Financed solar.
Lease.
PPA.
SOLAR PANELS AND SOLAR FINANCING ARE TWO DIFFERENT THINGS.
Understand:
Ownership.
Balance.
Monthly payment.
Transfer.
Production.
SCHOOL ZONING
Las Vegas public-school zoning is generally within the Clark County School District.
For any home:
VERIFY THE EXACT ADDRESS.
Do not rely only on:
MLS.
Builder brochures.
Neighborhood names.
Third-party rating websites.
LAS VEGAS VS. HENDERSON
LAS VEGAS
Larger variety.
Summerlin.
Downtown.
Northwest.
Southwest.
West Las Vegas.
Urban + suburban.
More neighborhood types.
HENDERSON
Southern/eastern valley.
Green Valley.
Inspirada.
Cadence.
Lake Las Vegas.
Anthem.
More concentrated master-planned identity.
LAS VEGAS VS. NORTH LAS VEGAS
LAS VEGAS
West / central / northwest / southwest.
More mature development overall.
Downtown urban options.
Summerlin.
NORTH LAS VEGAS
Northern valley.
Aliante.
Valley Vista.
Tule Springs.
Significant newer growth.
Different new-construction opportunities.
LAS VEGAS VS. BOULDER CITY
LAS VEGAS
Large.
Urban + suburban.
Major retail.
Entertainment.
New construction.
Large housing inventory.
BOULDER CITY
Small city.
Historic.
Lake Mead.
Hoover Dam.
Outdoor recreation.
More limited housing inventory.
THERE IS NO UNIVERSAL “BEST CITY.”
There is:
THE CITY + COMMUNITY THAT WORKS FOR YOUR LIFE.
WHAT KIND OF LAS VEGAS BUYER ARE YOU?
I WANT MASTER-PLANNED + RED ROCK
➡️ SUMMERLIN
I WANT URBAN + WALKABLE
➡️ DOWNTOWN LAS VEGAS
I WANT NEWER + SOUTHWEST
➡️ SOUTHWEST LAS VEGAS
I WANT MOUNTAINS + NORTHWEST
➡️ NORTHWEST LAS VEGAS
I WANT ESTABLISHED + CENTRAL WEST
➡️ WEST LAS VEGAS
NOT SURE YET?
That is completely normal.
For relocation buyers, I would rather show you several parts of Las Vegas before narrowing the search.
Because once you drive:
Summerlin…
Downtown…
Southwest…
Northwest…
West Las Vegas…
the differences become obvious.
HOW I WOULD EXPLORE LAS VEGAS FOR THE FIRST TIME
STOP 1 — SUMMERLIN
Drive through both established Summerlin and newer western areas.
Visit Downtown Summerlin.
See the Red Rock side of the valley.
STOP 2 — WEST LAS VEGAS
Drive through:
The Lakes.
Spring Valley.
West Sahara.
Canyon Gate.
Compare an established central-west environment with Summerlin.
STOP 3 — SOUTHWEST LAS VEGAS
Drive:
Mountain’s Edge.
Rhodes Ranch.
Durango.
Enterprise.
See the newer suburban growth.
STOP 4 — NORTHWEST LAS VEGAS
Explore:
Centennial Hills.
Skye Canyon.
Lone Mountain.
See how the mountain-oriented northwestern environment feels.
STOP 5 — DOWNTOWN LAS VEGAS
Finish in the urban core.
Walk:
Arts District.
Fremont East.
Symphony Park.
Now you’ve experienced:
FIVE VERY DIFFERENT LAS VEGAS LIFESTYLES.
THEN ASK:
DO I WANT MASTER-PLANNED?
ESTABLISHED?
URBAN?
NEWER?
MOUNTAIN ACCESS?
CENTRAL LOCATION?
That is much more useful than asking:
“DO I LIKE LAS VEGAS?”
